When purchasing residential property, a mandatory 5-day cooling-off period is in effect, commencing the day the buyer receives the signed contract from both parties.

  1. If the contract arrives on a weekend or public holiday, the cooling-off period initiates on the next business day.

  2. The cooling-off period starts even if a representative, such as a lawyer, receives the contract on behalf of the buyer.

  3. In case of a dispute, the seller or their agent must provide evidence of when they delivered the contract.

  4. The cooling-off period concludes at 5 pm on the fifth and final day. Post this period, the buyer is obligated to proceed with the contract and acquire the property, subject to the contract's terms.

  1. Preparation and electronic signing of registry instruments (e.g., transfer, mortgage, discharge/release of mortgage).
  2. Settlement disbursements, including the payment of duty.
  3. Agreement on the balance of the purchase money and its disbursement.
  4. Pre-settlement verification of documents to be lodged for registration at the Land Titles Office.
  5. On the agreed settlement date and time, payment of the balance of the purchase money, disbursement of settlement proceeds, and electronic lodging of relevant registry instruments for registration, provided the documents meet registration criteria.
